Talus LLC Update, March 23, 2022

Dear Community Members,

I want to update you on the Talus project and provide information on where to file a claim, the anticipated next steps for the project, and share information about a new developer working on this project.

In 2009, the Oakview Vesting Tentative Map and Precise Development Plan were approved, which authorized the Talus Reserve parcel to be developed. In 2021, the developer was granted a permit allowing for mass grading associated with the 28 lot subdivision.

Domain Real Estate Partners is the trust holding the property, Brian Clauson is the current manager for this site. Parish and Associates Inc. along with Ghilotti are overseeing and conducting the horizontal development of the site, including the mass grading, utility installation, and groundwork that will allow for the construction of the 28 homes. A developer, Haven Developments was recently added to the team for the vertical development, to design and build the homes.

To date, the work at the site has been focused on horizontal development. Mass grading work on the site stopped during the winter and is expected to resume in early May. The next steps are expected to include completion of mass grading, utility installation, and paving the roadway in early fall.

Once horizontal development is completed by Parish and Associates Inc and Ghilotti, vertical development will begin under Haven Development. The builder is planning to start construction of the homes in September. However, an application has not been received by the County for Design Review. Given the current timeline and pending documentation, it is not clear when vertical development will begin. Once vertical development is approved, the builder expects to take 7-8 months to complete each home and they anticipate completing the homes between March and May of 2023, assuming a September start date.

In order to move forward with the construction of the homes, the developer must submit an application for design review to the Marin County Community Development Agency. Once received the application will be posted on the Planning Departments' website, you can sign up to receive notifications. The application must be deemed complete by County staff before moving forward to consideration at the Planning Commission.

You have been asking for a claims process. We obtained that information from Ghilotti. Claims can be submitted to:
