The Opportunity
WSDOT is seeking 2 dedicated real estate professionals to join the successful Property Management team at our Shoreline office.
 
The Property Management Agent will work independently to provide property management services to internal and external clients, which includes maintaining, leasing, inspecting, marketing and disposing of WSDOT owned properties. The agent is further expected to be able to research and interpret public records to locate property information and maps as needed in order to answer internal and external questions regarding property ownership interests, property boundaries, encumbrances, damage claims and possible encroachment issues. What to Expect
•    Initiate, review, and perform property management functions related to leasing and disposal
•    Conduct title searches; order surveys and maps required for sale or lease agreements
•    Independently applies knowledge to conduct complex and non-complex drafting of WSDOT leases and supporting documentation and modifies documents as necessary for final acceptance and signature by department
•    Perform market value appraisals of land, single and multi-family residences, apartment complexes, neighborhood businesses and agricultural properties
•    Research ownership, investigate damage claims, and resolves encroachments
•    Prepare and process new/revised leases and terminate leases
•    Serve as a liaison between the potential lessee, FHWA, the Attorney General's Office, and HQ personnel
•    Record legal documents as appropriate for use of state-owned property by lessee
•    Audit financial records of taxpayers for discovery of taxable property
•    Initiate the process for the removal of adverse encroachments
•    Initiate process for demolition of WSDOT owned improvements
•    Prepare all types of documents (Airspace, Well monitoring, Trail, Ground, Soil Nail, and Displace leases)
•    Other duties as assigned
 
Qualifications
Property & Acquisition Specialist 2 ($47,552-$63,970): Bachelor's degree in business, public administration, real estate, economics, accounting, or a related field AND one (1) year of experience in acquisition, sales, leasing, title or other real estate activities OR one year of experience as a Property and Acquisition Specialist 1.
 
 
Property & Acquisition Specialist 3 ($56,364-$75,781): Bachelor's degree in business, public administration, real estate, economics, accounting, or a related field AND two (2) years of experience in acquisition, sales, leasing, title or other real estate activities OR one (1) year of experience as a Property and Acquisition Specialist 2.
 
In addition to the qualifications above, a successful candidate for this position will also have:

  • Knowledge of Revised Code of Washington (RCW) and Washington Administrative Code (WAC) relating to the leasing and disposal of real property and property rights; Understanding of highway access control requirements and appropriate lease language
  • Have a strong working knowledge of real estate principles and procedures which includes understanding and interpreting title reports, legal descriptions, conveyances, appraisals, real property value estimates, right of way plans, highway design plans and County Assessor maps 
  • Ability to work effectively and professionally with a diverse group of varied personalities by communicating clearly both orally and in writing
  • Valid Washington State Driver's License or ability to obtain one; ability to independently operate a vehicle for travel to all areas of the state
  • Valid Notary Public Certification or ability to obtain one
  • Strong working knowledge of Microsoft Office Suite software (Word, Excel, Outlook, Access)
  • Comprehensive understanding of legal descriptions
  • Valid driver's license
  • Ability to lift and move boxes, files, and office materials up to 25lbs
  • 2 to 3 years of real estate experience in leasing and property management is preferred
 
 
This position includes an approved in-training plan; therefore, it may be filled at the Property & Acquisition Specialist 2 or 3 level. Candidates will be considered a Property & Acquisition Specialist 2 or Property & Acquisition Specialist 3, depending on qualifications.

Insurance Benefits

Retirement and Deferred Compensation

Vacation (Annual Leave)
 
You begin accruing vacation starting your first month of employment. Since we value your loyalty, the amount of vacation you can accrue increases the longer you work with us. Washington State supports members of the armed forces with 21 days paid military leave per year. Vacation accrues for full-time employees per WAC 357-31-165.
