What's old is new again in Detroit!

Built in 1919, the Fisher Body Plant 21 auto plant has been vacant for 30 years. Hastings Street's 600,000-square-foot complex is being redeveloped into 400 mixed-income apartments, with 20% reserved as affordable housing. In addition, the development will have 38,000 square feet of commercial space.

Believe it or not, in 1926, the Book Tower was the tallest structure in the city at 38 stories. After being vacant for 25 years, it has been restored and is now home to 229 apartments. The Residences at Book Tower include several restaurants, adding to downtown's dining options.

After sitting dormant for years, the Michigan Central Train Station between the Corktown and Southwest Detroit neighborhood is now the centerpiece to Ford Motor Company's new mobility innovation district. The 30-acre hub will feature commercial real estate, modern workspaces - and be the primary location for launching urban transportation solutions.

Constructed in the 1920s, the United Artists Theatre Building was a theatre for the ages. Once upon a time, the Art Deco-style building was a recording studio for the Detroit Symphony Orchestra. It is now being transformed and will bring 148 market rate and affordable housing, retail, and restaurants to the Grand Circus Park area. The Residences @ 150 Bagley is coming soon!

Seventy-one multi-family housing projects have brought 4,648 units to Detroit. Of those, 1,612 are new constructions, while 3,036 existing affordable housing units were preserved through renovation, with the affordable rates locked in for residents for at least 30 years.

In addition, first-time homebuyers have received grants of up to $25,000 for down payment assistance. So far, the program has created 400 new homeowners.

ARPA funding has helped seniors and those with disabilities stay in their homes through the Renew Detroit roof replacement program. To date, more than 500 roofs have been completed.

With assistance programs and affordable housing opportunities throughout the city, Detroit has become a place where residents who want a roof over their heads can have one.

The news comes from a study by the University of Michigan Poverty Solutions that analyzes changes in Detroit's housing values.

It is estimated that the net housing value of Black homeowners grew from $3.4 billion in 2014 to $6.2 billion in 2022 - that's an 80 percent increase following the City's bankruptcy. Research also found that growth was dispersed in neighborhoods throughout the city and not concentrated in the downtown and Midtown areas.

This illustrates how far Detroit's housing market has come since 2014.

With 32 beds, the 24-hour center will provide specialized care for individuals in a mental health crisis. It will house all services under one roof, including Crisis Walk-ins, Crisis Stabilization, and a peer-led program called B.E.S.T. (Building Empowered Supportive Transition).

DWIHN manages specialty services for individuals with or at risk for serious emotional disturbance, severe mental illness, intellectual and developmental disabilities, substance use, and MIChild beneficiaries.

The 707 Crisis Care Center is located at 707 West Milwaukee. For services, call the 24-Hour Helpline: 1-800-241-4949.

It's Detroit, of course we've invested 1B into affordable housing!

Since 2019, 71 multi-family housing projects have brought 4,648 units to Detroit. Of those, 1,612 are new constructions, while 3,036 existing affordable housing units were preserved through renovation, with the affordable rates locked in for residents for at least 30 years.

Among the nearly 5,000 units that make up the 1B investment, 895 have rents affordable to households earning 30% or less of AMI and 1,381 units for those earning 50% or less of AMI.

The celebration brought 200 developers and funding partners to the site of another affordable housing development on East Jefferson, right off the Detroit River. Led by Detroit developer Amin Irving, construction starts in two weeks and will provide 150 affordable housing units.

The projects, totaling $1,009,177,000, were made possible by City, State, Federal, private funders, and developers.

At the announcement, Mayor Mike Duggan thanked all the partners and gave a special shout-out to the Detroit City Council, who helped roll out a $203 million affordable housing plan in 2022.

"This is what's happened when you have a Mayor and a City Council who have, for ten years, been lock-step on this issue... this is the way we're going to deliver results."
